Month at a glance
For May 2026, two of the three unit sizes across the country with positive month-over-month (MoM) increases were in Greater Sydney; the third was in Greater Adelaide. The weighted average unit size for posted units in Greater Sydney is also +9.11% higher than it was this time last year. Now that we’ve got the good news out of the way, let’s work through what has happened in each of the major markets.
Greater Sydney
Bright Spot
In Greater Sydney, asking rates remain generally stable overall. Smaller units (2.25m² and 4.50m²) posted the largest declines, at −2.51% and −1.59% respectively. These decreases were offset by the aforementioned good news, with mid-to-large unit sizes (12.00m² and 13.50m²) posting MoM increases of +0.82% and +1.33% respectively.
Greater Melbourne
Correction Resumes
In Greater Melbourne, asking rates appeared to be turning a corner last month. We’re not above admitting our mistakes — the corner has not been turned. Asking rates declined across the board on a MoM basis, ranging from −1.67% to −4.44%.
Greater Brisbane
Back to Baseline
In Greater Brisbane, MoM decreases were less pronounced, with asking rates falling across the board from −0.46% to −2.95%. Recent shifts in market asking rates have brought the weighted average unit price back to where it was twelve months ago — Avg Rate $314 per month.
Greater Perth
Under Pressure
Greater Perth posted MoM asking rate decreases ranging from −0.17% to −3.07%. After a run of challenging months, the weighted average unit price in Greater Perth is now −6.07% lower than this time last year.
Greater Adelaide
Still Leading
Greater Adelaide remains in a strong position, with all unit sizes (bar one) carrying higher asking rates than this time last year, despite the decreases seen over May.
