Self Storage Advisory Australia and our data partner, StorTrack, are pleased to present another month of market trends and insights.
Month at a glance
Sydney delivered a strong month with MoM increases across nearly all unit sizes, while Adelaide continues to lead with double-digit LTM growth. Brisbane’s LTM reckoning has arrived as a July 2025 rate dip rolls out of the trailing twelve months. Melbourne’s decline continues, and Perth remains under pressure with broad-based softening.
On the supply side, Sydney and Melbourne are seeing a meaningful contraction in total units for rent, down 4.7% and 6.7% respectively, indicating solid absorption of existing inventory. Adelaide has also tightened (−2.0%), which combined with its continued rate growth, paints a strong demand picture. Perth is roughly flat, while Brisbane is the only market with a material increase in available units (+9.7%), adding context to its softening asking rates.

Positive Month
Greater Sydney posted asking rental rate increases month-over-month (MoM) across all unit sizes except 9.00m². The strongest performing units were 12.00m², 6.00m², and 13.50m², increasing by +2.22%, +2.17%, and +1.93% respectively. The weighted average unit price is sitting at Avg Rate $444 per month, 6.9% higher than this time last year.

Decline Continues
In Greater Melbourne, the theme remains consistent, with asking rates declining MoM except for 2.25m² units. Despite total units for rent decreasing from the previous month, asking rates for four unit sizes fell by −1.40% or more. The weighted average unit price is sitting at Avg Rate $307 per month, 1.28% lower than this time last year.

Greater Brisbane’s reckoning, as it relates to last twelve month (LTM) data, has been coming for some time. In July 2025, asking rental rates saw a marked decrease from the norm. Now that this data has rolled out of the LTM data set, Greater Brisbane has experienced a decline in asking rates since this time last year across all unit sizes except 18.00m². The weighted average unit price is sitting at Avg Rate $311 per month, 3.71% lower than this time last year.

The weighted average unit price is sitting at Avg Rate $292 per month, 6.41% lower than this time last year.

Greater Adelaide had another strong month, with five of the seven tracked unit sizes posting increases to asking rental rates. 18.00m² and 6.00m² units were the standouts, with MoM increases of +2.31% and +2.14% respectively. The weighted average unit price is sitting at Avg Rate $312 per month, 4.35% higher than this time last year.
