How disciplined revenue management lifted NOI by ~$14,500 and 58 basis points of cap-rate expansion on a regional NSW self-storage acquisition — with no capital expenditure and no change to the physical asset.
The Asset
Muswellbrook Storage is an 83-unit, 1,341 m² drive-up self-storage facility in the Upper Hunter region of New South Wales. Constructed in 2021, the facility sits on a 3,635 m² site in Muswellbrook’s industrial precinct and services a catchment underpinned by mining, agriculture, logistics and equine industries, with customers drawn from as far as Scone.
At the point of listing, Muswellbrook Storage was already the premier facility in its market. It was the only operator in the catchment offering automated gate access, 24/7 video surveillance, individually alarmed units and back-to-base security monitoring. Physical occupancy sat at 98.7% and economic occupancy at 96.2%. On every headline metric a buyer would typically look at, the facility was full, well-run by the owner and well-positioned.
By traditional metrics, the asking price was full for most buyers.
The View Buyers Misunderstand
When a facility is already 98.7% physically occupied and already the best in its catchment, and with no excess land to develop, the instinctive buyer reaction is that there is no value-add lever left to pull. Whatever upside existed has already been captured by the incumbent owner.
When the physical levers are exhausted, rental rates become the remaining value-add lever. Specifically, the gap between what in-place customers are paying and what the market would pay for a new move-in, and the management discipline with which that gap is closed over time. Buyers who can understand and manipulate that lever can potentially gain a strategic pricing position compared to other buyers.
Muswellbrook has demonstrated the concept of value-add through management.
What The New Owner Did
At settlement, the new owner introduced a professional third-party manager, Storedge, who implemented a formal rate-management schedule and began executing against it, achieving the following in the first four months of ownership:
A 6% near-term in-place rent increase applied systematically through the rate-review cadence. New customer rates raised by 6–10% to bring asking rents closer to defensible market levels. And, as a composite result, a 7.6% uplift in RevPAM — Revenue Per Available Metre — which is the cleanest single metric to measure the combined effect of rate and fill on a per-square-metre basis. All while physical occupancy has maintained above 98.0%.
None of these changes required capital expenditure, unit-mix adjustments, or additional marketing spend.
The Revenue Impact
Applying the 7.6% RevPAM uplift to the facility’s baseline Net Rental Revenue, and carrying through the pro-rata lift in ancillary income, produces the following:
| Line | Baseline | Updated | Δ |
|---|---|---|---|
| Net Rental Revenue | $201,816 | $217,154 | +$15,338 |
| Insurance/Merchandise + Fees | $3,835 | $4,127 | +$292 |
| Total Revenue | $205,651 | $221,281 | +$15,630 |
A little over $15,600 of additional gross revenue, captured in four months, on a facility that was already 98.7% physically occupied.
Translating Revenue Into NOI
Revenue growth has a direct impact on NOI. Most of the facility’s cost base is fixed — rates, insurance, telecommunications, software — so the revenue lift flows through to NOI largely in full, with only the variable costs (management fee at 6% of revenue, bad debt at 0.5%, merchant fees at 0.6%, and COGS against ancillary sales) scaling with the higher revenue line.
| Line | Baseline | Updated | Δ |
|---|---|---|---|
| Total Revenue | $205,651 | $221,281 | +$15,630 |
| Total Expenses | $58,083 | $59,193 | +$1,110 |
| NOI | $147,569 | $162,088 | +$14,519 |
| Expense Ratio | 28.2% | 26.7% | −150 bps |
Roughly 93 cents of every additional revenue dollar falls to NOI after variable costs.
Effective Rental Rate And RevPAM
Revenue uplift is easier to interpret when reviewed in per-square-metre terms:
| Metric | Baseline | Updated | Δ |
|---|---|---|---|
| Average Effective Rate ($/m²/yr) | $152.54 | $164.13 | +$11.59 (+7.6%) |
| RevPAM ($/m²/yr) | $150.50 | $161.94 | +$11.44 (+7.6%) |
| RevPAM ($/m²/month) | $12.54 | $13.50 | +$0.96 |
It is also worth noting where $164.13 sits on the forward curve. At the point of listing, our pro forma projected effective rates would reach $172.04 in Year 1 and $187.56 in Year 2. The updated figure represents roughly 59% of the Year 1 target, captured in the first four months. Solid execution, with meaningful headroom still to run.
The Capital Impact At A $2.5M Purchase Price
At a purchase price of $2.5M and at the baseline NOI, that is a 5.90% going-in cap rate — a strong number for a regional NSW facility with the occupancy profile and competitive positioning Muswellbrook carried. However, once the management uplift is recognised, the same purchase price produces a meaningfully different return profile:
| Baseline | Updated | |
|---|---|---|
| NOI | $147,569 | $162,088 |
| Purchase Price | $2,500,000 | $2,500,000 |
| Going-in Cap Rate | 5.90% | 6.48% |
On an annualised basis, this equates to a 58 basis-point expansion to the going-in cap rate within the first four months of ownership.
The Bottom Line
For buyers underwriting acquisitions in regional Australia, the question to carry into every deal is the same one we applied to this one: if the only thing that changed was the discipline of the revenue management, what would the numbers look like twelve months from now? When you can answer that with confidence, the gap between asking price and fair value starts to look a lot less like risk and a lot more like runway.
