“Wheres the money, Lebowski!?”
While this post is not about one of my favourite movies, The Big Lebowsk, it does try to solve an important question of the site selection process: “where can I get the best rents and makes the most money?”
When looking for a new development opportunity, a common process is to scan the market to find a suitable site, review zoning, check asking rates, and confirm feasibility. For the most part, this method is a numbers game—if you evaluate enough sites, eventually one will work.
A favoured approach to site identification is to target markets with low existing supply, but perhaps the better strategy is to source new sites where prevailing asking rates indicate strong performance. By filtering for high-performing rents, we can better focus our efforts on arbitraging comparative land prices in specific markets.
Under basic supply/demand metrics, if rates have been historically strong, current market supply may be less significant. While new supply can have a short-to-mid term impact on asking rents, this should be less pronounced where rates have consistently performed well.
Utilising the concept of analysing 9sqm rents as an initial proxy for average asking rents, we can rank the top-five performing postcodes across NSW, VIC, QLD, SA, and WA as follows:
