Stefan Kulas is the Managing Director of Self Storage Advisory Australia. Stefan began his self storage career in 2016 as the Canadian Managing Director for a US-based self storage investor. Over the course of his career in the self storage industry, Stefan has been involved in, or has facilitated over $750M in transactions and development.
After moving to Australia in 2019, Stefan continued focusing on the acquisition and development of self storage assets. Throughout his buy-side career in Australia, Stefan recognised a gap in the self storage market – the need for qualified real estate professionals specialised in selling self storage assets.
In 2024, Stefan founded Self Storage Advisory Australia, to provide sellers with a partner who has the knowledge and expertise they deserve.
As the founder and Managing Director of Self Storage Advisory Australia, Stefan Kulas brings a formidable track record to the table, having facilitated over $750 million in sector transactions and development.
Stefan began his career as the Canadian Managing Director for a major US-based investor before relocating to Australia in 2019 to lead local buy-side acquisitions.
During this time, he identified a critical gap in the market: the need for qualified real estate professionals specialised in selling self storage assets.
In 2024, Stefan launched Self Storage Advisory Australia to solve exactly that problem, providing private sellers and institutional investors alike with the elite expertise, transparent guidance and dedicated partnership they deserve.

Mark Blake brings over a decade of senior-level development, construction and investment experience to the team.
Before specialising in the storage sector, Mark drove major commercial acquisitions for one of Australia’s largest REITs, securing greenfield development sites across Queensland. Between 2020 and 2024, he served as the Acquisition Director for a Canadian self storage company, directly managing over $200 million in transactions and new facility developments across Canada.
Now back in Australia, Mark draws on his extensive experience to bridge the gap between vendors and purchasers, providing clear, practical guidance every step of the way.
